This seventeen-room boutique hotel is believed to be one of the last collaborations of famous California architect Irving Gill and William Hebbard, originally constructed as a boarding house in 1906.
For years the un-reinforced concrete structure sat abandoned and deteriorating just a stone’s throw from the beach and the famous Hotel del Coronado.
The new vision is of quiet, peaceful accommodations in the heart of downtown Coronado, centering on a garden created between the original structure and new two-story bungalows at the edge of the site.
The design team lead by Bushman Dreyfus Architects meticulously restored the original details of interior and exterior woodwork. Original windows were hand restored. Missing leaded glass windows were recreated.
The project presented significant technical challenges.
All non-original construction was removed, including a fire escape, back porch, and a two level kitchen and bathroom addition tacked on the 1950s.

The entire site is excavated for new parking below the existing structure, and partially below an adjacent public street. The new bungalows and garden are supported entirely by new structure. A new steel foundation slipped below the original Lodge prior to the site excavation was used to lift it six inches above the historic finish floor elevation, to provide necessary clearance for the parking and modern mechanical infrastructure hidden below.
Seismic and structural modifications of the inherently weak original walls bring the structure into compliance with California’s stringent building codes.
Meeting rooms and the innkeeper's apartment are also located below grade, with cleverly-designed areaways providing both fresh air and sunlight.
The beautiful courtyard garden with native plants and the relaxing sound of splashing water provide the connecting threads of the complex.
An old building with a new life – the 1906 Lodge at Coronado Beach is on its way to offer Coronado and its visitors another hundred years of elegant hospitality.
